Introduction
Our self catering semi-detached house is situated two thirds of the way up a hill in a quiet residential area. We have tried to provide as much information as possible in this statement, if you have any queries please contact us. We look forward to welcoming you.
Pre-Arrival
•We have a basic website
•Bookings/Enquiries can be made by email or phone
•The nearest bus stop into Cowes or Newport is approximately 300 metres
•There is no train station
•The Red Jet high speed passenger service from Southampton to Cowes is 15 minutes walk or 5 minutes by taxi
•Car ferries operate from Southampton to East Cowes (Red Funnel), from Portsmouth to Fishbourne (Wightlink) and from Lymington to Yarmouth (Wightlink)
•A Co-Op supermarket is 300 metres away up the hill
•We can provide information in large print on request
Arrival and Car Parking Facilities
•There is off road parking in front of the house on a level concrete area 3.7 m wide by 5.5 m long
•There is free on road parking in front of the house
•A level concrete path, raised 16 cms above the pavement and parking area, leads to the front door at the side of the house
•The path has a minimum width of 68 cms
Main Entrance
•The front door is 68 cms wide with an external and internal step of 5 cms
•An external light illuminates the front door
•The door lock is 1 m above ground level
•The front door leads directly into an area 70 cms by 70 cms between the lounge door and stairs
•The front door needs to be closed before entering the main dining and living area
Dining and Living Area
•A large open plan room with a short-pile carpet
•The walls and carpets are in pale pastel colours and the skirting boards are all painted white
•Rheostat controlled variable lighting
•The oval gate-legged dining table has an extended length of 154 cms by 108 cms wide and is 73 cms high
•Maximum under table height at either end is 71 cms
•There is free space around one end and at one side of the table
•6 chairs with arms and cushions are provided
•An open doorway 71 cms wide leads to the kitchen
Kitchen
•A galley style kitchen with 115 cms width central space
•Wood laminate flooring
•Fluorescent lighting
•Work surface and sink height is 90 cms with cupboards underneath
•Low level double electric oven with a gas hob at 90 cms
•The lower oven has a side opening door, the upper oven/grill has a drop down door
•A dish washer with a drop down door is situated under the work surface
•The microwave is on the work surface at 90 cms and has a side opening door
•An open doorway 71 cms wide leads to the utility area
Utility Area
•Tile floor 115 cms wide
•Fridge/freezer, the lower freezer section has a side opening door, the upper fridge has a side opening door with the highest shelf at 145 cms
•The separate automatic washing machine and tumble dryer have side opening doors
•The back door, 70 cms wide, internal step of 15 cms and external step of 25 cms leads to a level concrete hard standing
•A further door leads to the rear ground floor bathroom
Bathroom
•Door is 60 cms wide with a 6 cms step down to a tile style floor
•The sink is 79 cms high on a pedestal
•All taps have lever action
•The bath is 60 cms high with internal dimensions of 46 cms by 145 cms
•An electric shower is located 175 cms above the bath
•The toilet seat height is 45 cms
•There are no hand rails

•Very restricted access to toilet and hand wash sized sink
•No hand rails
Gardens
•Level concrete hard standing around the back of the house leading to a concrete patio area
•30 m long garden with grass lawn
•Large shed with decking at the rear of the garden
•No external rear lighting

•Fire exit windows are indicated in the upper bedrooms
•The property is no smoking
•No pets permitted
•The narrow front access and steep internal stairs do not, in my opinion, make this unadapted Edwardian property suitable for those with mobility limiting disabilities
